County Planning Commission to hold public hearing on delayed MotoMart plan – St. Louis Call Newspapers
Gas station would be built next to JB Bridge off I-255
The St. Louis County Planning Commission will hear a proposal for a new gas station in South County Monday.
The videoconferenced public hearing will be held at 7 p.m. Jan. 10 by WebEx. Members of the public who want to attend virtually can join through the videoconference or by phone. The petition is part of a development plan for a MotoMart at 3800 Koch Road. MotoMart is a gas station/car wash combination and is requesting the zoning at the site be changed from M-1 Industrial, FPM-1 and FPM-3 to M-3 Planned Industrial and FPM-3. The lot is 2.94 acres and is in the Mehlville School District. The hearing was delayed after originally being scheduled for the December meeting.
This is not the first time MotoMart has petitioned for a gas station in the same location. In 2019, the company proposed a similar plan at the same spot, which is along Interstate 255 and in the shadow of the Jefferson Barracks Bridge overlooking the Mississippi River. At that time, the Planning Commission recommended denial of the petition because planning staff did not feel that the interchange could handle that amount of activity, nor did the use fit the surrounding area.
The MotoMart is in the 6th District of Councilman Ernie Trakas, R-Oakville and is in the Mehlville School District.
